Izone facility feeds investor interest

The modern warehouse/office facility housing New Zealand’s leading animal nutrition provider in a top South Island industrial hub is going under the hammer.

The near-new facility on a more than 2,000-square-metre freehold site encompasses a high-stud warehouse with supporting offices and amenities, and excellent transport access.

It has pride of position in the thriving Izone Business Park, in Rolleston, Canterbury, which lays claim to being the country’s largest industrial business park.

The site on Radius Loop is fully occupied by Nutritech International with a current lease term that runs to 2032 with two further four-year rights of renewal.

From the humble beginnings of a single Danish chemist in 1915, Nutritech has grown to become a national leader in scientifically developed animal nutrition. The company prides itself on a reputation for innovation and quality products that improve animal health, prevent deficiencies and improve farm productivity. It was the first company in New Zealand to make and sell mineral mixes to the country’s farmers.

Nutritech’s Rolleston premises generate an annual net rental return of $167,421 plus outgoings and GST, with annual two percent rental increases and market rent reviews every third year.

The freehold land and buildings at 12 Radius Loop, Rolleston, are being marketed for sale by Sam Stone and Nick O’Styke of Bayleys Canterbury. The property will go under the hammer at an auction on Thursday 30 October, unless it is sold prior.

The approximately 1,341-square-metre building is underpinned by a landholding of some 2,047 square metres, zoned Business 2A by Selwyn District Council.

“This well-designed modern, functional property features an attractive office-to-warehouse ratio, enabling efficient use of space for a wide range of industrial operations,” Stone said.

The facility encompasses a more than 1,100-square-metre clear-span warehouse with a six-metre stud height, along with some 41 square metres of office/amenities, plus mezzanine and storage areas.

The structure has a seismic rating of 100 percent of the new building standard.

On-site parking is available for 20 vehicles, complemented by a fully security-fenced yard.

Stone said dual access points to Radius Loop enhanced transport efficiency, supporting a wide range of logistics and warehousing requirements.

“The site’s location within the award-winning 188-hectare master planned Izone will further heighten buyer appeal,” said Stone.

O’Styke said the Izone industrial and business hub’s strategic position at a pivotal meeting point of key transport links had helped it attract more than 120 companies.

“Many, like Nutritech, provide vital services to the agricultural sector, but there’s also a strong focus on manufacturing, contracting, warehousing and logistics. The presence of businesses of the calibre of Pegasus Engineering, Westland Milk, PGG Wrightson and The Warehouse South Island Distribution Centre speaks volumes of Izone’s appeal.

“Freehold opportunities here are quickly becoming scarce - a testament to both the excellent ground conditions and proximity to rail sidings, State Highway One and two large inland ports,” O’Styke said.

Izone, and companies doing business in the hub, drew strength - and access to a considerable, growing workforce – from its position at the northern fringe of Rolleston, he said.

“This is a boom town whose population has surged tenfold to over 30,000 in little over two decades - thanks to great amenity and affordability that make it an irresistible place to live and work.

“The area is well placed to accommodate ongoing growth thanks to the district’s planning and investment in quality infrastructure,” O’Styke said.
