Long Bay is the short answer for ready-to-go developer

The look and feel of Auckland’s East Coast Bays continues to evolve with new residential-led developments and supporting commercial space creating fresh neighbourhood precincts in a strong growth corridor.

Leveraging the lifestyle advantages offered by the Long Bay Regional Park and beach, the master-planned enclave around the award-winning Long Bay Village retail and service precinct is maturing, with the majority of development land now accounted for.

In addition, the final subdivision projects in the wider Long Bay precinct are near complete and there are few opportunities left for developers to take a position, in what is regarded as one of the most desirable residential locations in the East Coast Bays.

The freehold 2,557sqm landholding at 2 Kiokio Street, Long Bay is one of the last mixed-use development lots in the town centre and is now for sale by Templeton Group, via a deadline private treaty campaign closing 5th December, unless sold prior, through Layne Harwood and Michael Nees of Bayleys.

The land is dual-zoned for Residential Terrace Housing and Apartment Buildings, and Business-Local Centre, with these designations applying to different parts of the site and catering for some commercial development.

There is Resource Consent in place for an apartment development across three blocks, over three or four levels with basement level carparking and built around a central courtyard. Consent has been issued for 62 two and three-bedroom units with terraces, and commercial spaces on the Te Oneroa Way frontage, with concept drawings and design by Ignite Architects.

Harwood says the site is fully-serviced to the boundary and development-ready which should resonate with development entities.

“Having the Resource Consent in place plays into well-capitalised developers’ hands, as do government reforms to the building consent regime to streamline and speed up that part of the development compliance process.

“Developers with strong balance sheets are returning to the market, assessing their positions and looking at market opportunities. We’d expect them to take confidence from the success of other projects in the immediate area, such as Elementum, a Templeton Group high-density apartment and terraced housing development which is selling down very well.”

As the last decent-sized mixed-use lot in close proximity to the Long Bay town centre, Nees says the site is ideal for a multi-unit development to capitalise on demand for homes in this popular area.

“The Long Bay Village precinct is 90-percent developed already so there’s a good level of amenity and a strong sense of community already established, along with opportunity for other destination-driven service, retail and hospo’ operators to cement a presence here.

“The site allows for residential development across typologies and boasts very workable building platforms with inherent flexibility given multiple access frontages. If apartments are developed, the upper levels would have compelling views across Long Bay beach and out to the Hauraki Gulf.

“Controlled by design standards inherent in the Long Bay Precinct overlay, the landholding allows for thoughtful development which protects values for everyone in the neighbourhood.”

The award winning Long Bay Village retail precinct at the heart of the neighbourhood was designed by Architectus and includes a New World supermarket, medical centre, pharmacy, dental, health, fitness and beauty services as well as a number of cafes, restaurants and bars.

The subject land is in-zone for respected schools like Long Bay Primary School and Long Bay College, and is well-connected to public transport links.
