Tirau’s Sole Childcare Centre Up for Sale

Investors have the chance to secure a proven property asset, as a popular South Waikato town’s only early learning centre facility goes up for sale.

The Kids Rock childcare centre in Tirau has served the local community for many years from the purpose-built premises on Patetere Street. Licensed and funded by the Ministry of Education, the centre provides care and education for under-fives from 7:30am to 5:30pm, Monday to Friday.

Kids Rock occupies the centre on a current lease that runs through to 2031 with a further six-year right of renewal. This generates an annual net rental return of $93,495 plus outgoings and GST.

The site is now being offered to buyers through Bayleys Hamilton. The freehold land and buildings at 6 Patetere Street will go under the hammer at an auction on Thursday, September 3 (unless sold prior).

Bayleys salesperson Josh Smith says the property epitomises a quality bottom-drawer investment.

“Purpose-built and leased long-term to Tirau's only early childhood education provider, operating in a sector supported by ongoing government funding, this site offers a straightforward freehold investment.

“Childcare facilities require specialised improvements and significant investment, making them less straightforward to relocate than many other businesses. That gives buyers the confidence of owning a property with an established tenant and a building designed specifically for its long-term use.

“Whether they're reinvesting capital, planning for retirement or building a portfolio for the next generation, this is the kind of property many investors will be happy to buy once – and keep,” said Smith.

The approximately 253-square-metre building is underpinned by a Commercial-zoned landholding of some 2,472 square metres.

Constructed in 2009 to meet growing local demand for an early childhood education facility, the centre features an open-plan layout tailored for day-to-day childcare activities. The combination of a functional building, expansive outdoor play areas and generous parking provides a well-balanced facility designed around the needs of children, staff and families.

“Interconnected learning spaces create a practical environment for children and staff. Children's amenities, staff facilities, administration offices, a kitchen and support rooms are integrated throughout the building. Indoor teaching areas transition naturally to covered outdoor spaces, allowing the centre to function efficiently throughout the day.

“Expansive outdoor play areas are complemented by mature trees, landscaped gardens and a range of fixed play equipment, meaning there’s plenty of room for active play as well as quieter spaces. Covered verandas extend the usable play environment throughout the seasons, while extensive on-site parking makes drop-off and collection of children straightforward for families,” Smith says.

With a population of around 1,000, Tirau services a wider hinterland with significant town amenities including medical services, sports facilities and a library. Many children progress from Kids Rock to Tirau Primary School, and secondary schools in nearby towns such as Putāruru and Cambridge.

Positioned at the meeting point of State Highway 1 and State Highway 5, the town is a key gateway between Auckland, Rotorua, Hamilton and Taupō.

It has developed a strong identity as a stopover and tourist hub, with its distinctive corrugated iron artworks and signage drawing passing traffic into its boutique shops, cafés and galleries.

The local economy benefits from tourism and servicing a dairy-dominated rural catchment with agricultural supply businesses and transport links. The town’s commercial properties benefit from constant visibility and high traffic volumes, particularly during peak travel seasons.
